Speaking at a recent industry event, CPAC Modular’s Head of Business Development, Gavin Fox, highlighted the growing challenges facing organisations across Ireland and Europe: ageing building stock, rising sustainability requirements and a widespread shift back toward office-based work. These pressures, he noted, are driving demand for workplaces that are collaborative, flexible and designed around human needs.

Research shows that poor indoor environmental quality contributes to stress, absenteeism and job dissatisfaction. Conversely, well‑designed spaces—featuring natural daylight, strong ventilation, good acoustics and flexible layouts—deliver measurable improvements in mood, cognition and concentration. A recent study at CBRE’s Amsterdam headquarters demonstrated the impact of human‑centric lighting, with employees reporting increased energy, improved accuracy and higher overall wellbeing.

As hybrid work evolves, CPAC Modular emphasises that offices must now offer a “commute‑worthy” experience, providing opportunities for connection, collaboration and personalised working.

Sustainability remains central to CPAC Modular’s approach. With construction and buildings responsible for 39% of global carbon emissions according to the World Green Building Council, offsite construction offers a lower-carbon alternative—reducing waste, vehicle movements and embodied carbon while enabling faster delivery.

Recent projects delivered by CPAC Modular include Ireland’s first permanent modular‑built school in Lucan, Dublin, demonstrating how MMC can meet today’s needs while allowing for future adaptation.
