
The Land Development Agency (LDA) in partnership with the O’Flynn Group has announced plans to deliver 542 new homes in Dublin. The new A-rated apartments are being delivered as part of Southwest Gate, a landmark residential scheme on the Naas Road in Dublin 12.
The new Southwest Gate scheme is being developed by the O’Flynn Group and, when completed, will provide for 1,140 new homes along with additional uses such as a hotel, ancillary retail and commercial accommodation. A further three acres are also available for future development.

A landmark vision for Southwest Gate
The project has been masterplanned by the O’Flynn Group, with an emphasis on creating a vibrant, sustainable community for future residents.
The first phase of 542 new homes is being delivered by the LDA and the O’Flynn Group through the Project Tosaigh homebuilder partnership initiative. This is where the LDA partners with private homebuilders, providing the financial stimulus required to ensure the construction and completion of new homes. The completed homes are then owned by the LDA and made available as Cost Rental homes or sold by the LDA in partnership with local authorities through affordable purchase schemes.
In this case, all 542 new homes will be made available as cost rental. Cost.
Separately, this phase of the development will also see O’Flynn Group deliver 52 social homes.
Connectivity and sustainable infrastructure
Southwest Gate has been carefully designed and planned to enhance both future residents’ lives and the wider community by combining modern city living with essential social infrastructure.
The development will be well-located with excellent connectivity to Dublin city centre. The Red Luas Line runs past Southwest Gate, and the M50 and M7 are within easy reach. The area is also well-served by bus routes and high-quality cycling routes.
Southwest Gate is also located near other major LDA housing developments. The agency has secured planning permission to develop 383 new homes at Bluebell Waterways, which is located beside the Fifth Lock of the Grand Canal. It also recently acquired the Royal Liver site on the Naas Road, which has the potential to deliver over 1,200 new homes. The Royal Liver site is located opposite Southwest Gate.
The O’Flynn Group is actively engaged in several developments across the greater Dublin area and the Cork metropolitan region and remains committed to delivering high-quality housing solutions to meet the growing demand in these areas.
